Run the numbers on your deal

Get the property address, expected rent, and estimated taxes and insurance ready. We'll show you whether the deal qualifies on the cash flow before you make an offer.

Underwriting is based on the property, not you

We calculate the debt service coverage ratio: monthly rent divided by monthly loan payment. If that number is at or above 1.0, the property qualifies. Your personal income and existing debt load are not factors.

Close in 21 days

In-house funding means no wholesale bank approval chain between us and the wire. We average 21 days from application to funded, which matters when you're competing against other buyers.

Repeat across your portfolio

Each property is underwritten on its own cash flow, so adding another loan doesn't affect your existing ones. There's no cap on how many we can finance.

How much down payment do I need?

Minimum down payments range from 15–25% depending on the loan program and property type. DSCR loans usually need 20–25% down.

Can I use rental income to qualify?

Yes. DSCR loans qualify based entirely on the property's rental income. If the property cash flows, you can qualify regardless of personal income or tax returns.

How many investment properties can I finance?
